Please refer to comments from Mike Clugston, Planner, and update plans accordingly. 4/1/2016 comment -Plans indicate relocation of the stairs, however the stairs are shown tying into the proposed rockery. This appears to be a conflict for pedestrian access. Please clarify the intent here. 3/29/2017 –A wheel stop has been added to the parking stall just west of the proposed 6. rockery/drive, which drops the length of the parking stall below City standards. The wheel stop can be placed 2-feet from the front of the stall and still meet standards, but the plans indicate a distance of 3-feet. Please add striping to this parking stall to provide a full length stall per City standards. 4/1/2016 comment -Parking stall dimensions shall be added to the plans to confirm modified parking areas meet the City’s minimum requirement of 8 ½ feet x 16 ½ feet. 7.ok 8.ok 3/29/2017 –See Stormwater Review comments below. 9. 4/1/2016 comment -Revise impervious surface area totals toinclude total impervious surface area for the site and year of construction. Background This is classified as aCategory 1 Small Site Project because it replaces impervious area more than 2,000 SF and less than 5,000 SF. Category 1 Small Site Projects are subject to Small Site Minimum Requirements 1, 2, 3, 4, 5, 7, 8, 9, and 11. Minimum Requirement #1 –Preparationof Stormwater Site Plan Comments: None Minimum Requirement #2 –Construction Stormwater Pollution Plan Comments: None Minimum Requirement #3 –Source Control of Pollution Comments: N/A Minimum Requirement #4 –Preservation of Natural Drainage Systems Comments: N/A Minimum Requirement #5 –Onsite Stormwater Management Comments: 1.Drainage report does not use the current (2017) code. 2.Per 18.30.040 B.2.a removal and replacement below the existing base course is partially exempt. MR 1–5 apply. 3.Per 18.30.060 D.5.b.i 25% of existing impervious, but not more than the replaced impervious must be retrofit. 4.Demonstrate LID infeasibility, such as pervious pavements. Include soil infiltration test results per the current code.
