Dear Applicant:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Site Plan:
1.Please make the following corrections to your site plan:
a.Correct the length of the western property line.
b.Indicate the location of any proposed landings, steps, patios or decks.At a minimum, it appears
that a landing will be necessary outside the sliding door of the addition. Please indicate the
shortest distance from any proposed landings, steps, patios or decks to the property line in order to
confirm compliance with setback requirements. Refer to ECDC 16.20.040.C for setback
exceptions for such features.
Height Calculations:
2.Please make the following corrections to your height calculations:
a.The elevations utilized for the height calculations on your site plan are inconsistent with those
indicated on the site plan from when the house was originally constructed (BLD20061200).
Please refer to the enclosed site plan (from BLD20061200) for reference and make any necessary
updates so that the height calculations on your site plan accurately reflect the average original
grade of the site.
b.The datum point utilized for the height calculations must be a specific point that will not move
during construction, such as a catch basin or water meter. The water meter was used when the
house was originally constructed and would make a suitable datum point for the current proposal
as well.
c.The height rectangle must be the smallest rectangle that encompasses the entire residence
excluding up to 30” of eaves. Indicate the locations of Points A through D of the height rectangle
on your site plan.
d.When correctingthe elevations of Points A through D in response to the above comments, please
update the average original grade, maximum allowed height, and proposed height accordingly.
e.Indicate the elevations of the average original grade, maximum height, and proposed height on the
building elevation views.
Lot Coverage:
3.Your “lot coverage/impervious” calculations statethat the areas provided include
eaves; however, based on the site plan from the original construction of the house (BLD20061200),
the numbers provided on your site plan do not include eaves. Refer to theenclosed site plan for
reference where you can see that the lot coverage indicated for the house/garage (excluding eaves)
was 1,586.5 square feet and the impervious area of the house/garage (including eaves) was 1,800
square feet. Please provide separatelot coverage and impervious surface calculations to indicate
compliance with both Engineering Division and Planning Division requirements keeping in mind that
the lot coverage calculations may exclude up to 30” of eaves while the impervious surface
calculations must include all eaves as well as any other impervious surfaces such as patios, landings,
driveways, etc.
Please submit twocopies of your revised site plan and two copies of any revised building plan sheets to a
Development Services Permit Coordinator. Our office hours are Mondays, Tuesdays, Thursdays, and
