During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please submit two (2)sets of revised plans/documents
including a written response to each item below.

Resubmittals can be made at the Development Services Department on the 2floor of City Hall.
Permit Center hours are M, T, Th & F from 8am-4:30pmand on Wednesdays from 8:30am-noon.
City of Edmonds handouts, standard details, application and other forms, and development code

Development.
GENERAL
1)Include a City Engineering Division approval block on all plan sheets. Refer to sample on
City website.
2)Include construction sequence. Refer to sample on City website.
3)Include General Construction Notes. Refer to sample on City website.
EROSION CONTROL PLAN
1)Standard plans for erosion control are referenced. Please include the standard plans.
2)Please add a note to the plans that all disturbed soils will be compost amendedper BMP
T5.13.
3)Please provide the location of the temporary stockpile. Add a note that the stockpile is to be
covered within 24 hours.
UTILITY PLAN
1)Pleaseadd anotethat tracer wire is to be installed on the water service line.
2)Add a note to the plans indicating where the landscape irrigation backflow assembly will be
located (if one is proposed).
3)Please note that a minimum of 2’ of cover is required for all pipes locatedunder driveable
surfaces and 1’ of cover under landscape areas.Currently, the storm lines have less than 1’
of cover (approximately 2” near CB#4). Ensure all utilities have their appropriate cover.
4)Verify the existing stormwater detention system is in good condition.Provide maintenance
if required.
5)Please straighten the sewer line.Include 45°or 90°bends if sewer trajectory needs to be
adjusted.
6)Show a 6” cleanout at the edge of easement or replace sewer stub with a cleanout. Please
add a note that the6” cleanout at the property line shall have a 12” cast iron lamphole cover
with ½” hexbolts.
7)Show a cleanout located within 2’ of the house, at any 90° bend, and when there is less than
3’ between two 45° bends.
8)Please include the standard detail for sewer laterals and sewer cleanouts in the plans
(Standard Plan E6.2 and E6.4).
9)Show all dry utilities and required utility separation. Please add a note that a minimum of 3’
separation is required between the dry utilities (power, gas, phone, cable, etc.).The
minimum horizontal clearance between storm and sewer is 5 feet, between storm and water
is 5feet,and between sewer and water is 10feet.
10)Please provide crossing information for all utilities. Include the invert elevations and total
vertical clearance. Please note that for any utility that crosses with less than 0.5 feet of
vertical clearance, ethafoam is required.
11)The power/cable lineandthe footing drain currently intersect with Yard Drain 1. Provide a
detail showing vertical clearance between the utilities and the yard drain or relocate the
power/cable and/or footing drainlines.
12)Please show the discharge location of the rockery footing drains. If the rockery footing
drains connect into the proposed structure footing drains, add a note to the plans. Include
standard plan E8.9on the plans.
13)Please add a note to the plans that all final restoration shall be completed by the contractor
not the City of Edmonds.
