Dear Mr. Ingold:
I have reviewed the above building permit application for the Planning Division, and it was found that the
following information, corrections, or clarifications will need to be addressed before review can continue:
Site Plan:
1.Please make the following corrections to your site plan:
a.Please draw your site plan to scale. A scale of 1”=20’is preferred.
b.Labelthe lengthsof all sides of the proposed deck.
c.Indicate the southern boundary of the vehicular access easement.An “easement driveway”is
indicated on your site plan, but typically the easement itself extends beyondthe paved surface.An
accurate depiction of the location of the access easement is necessary in order to verify the deck’s
compliance with setback requirements.
d.Indicate the shortest distance from the proposed deck to the southernboundaryof the vehicular
access easement. A minimum 10-foot setback from the easement is required.
e.Indicate the locations of all existing structures on the site plan, including the shed and greenhouse.
Provide exterior dimensions of these structures.
f.Inaddition to the gross (total) lot area, please indicate the net lot area, which is equivalent to the
gross (total) lot area minus the area of the vehicular access easement.
Lot Coverage:
2.Lot coverage is defined as the total ground coverage of all buildings or structures on
asite measured from the outside of external walls or supporting members excluding a maximum of
30” of eaves. The maximum allowed lot coverage within the RS-10zone is 35% of the netlot area.
Please update your lot coverage calculations to include the footprints of all existing structures,
including the existing house, garage(if separate from the area of the footprint of the house), shed,
greenhouse, and the proposed deck. The total proposed lot coverage must becalculated as a
percentage of the netlot area.
Please submit twocopies of yourrevised site plan and two copies of any revised building plan sheets to a
Development Services Permit Coordinator. Our office hours are Mondays, Tuesdays, Thursdays, and
