During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please submit two (2)sets of revised plans/documents
including a written response to each item below.

GENERAL

3)A Stormwater Covenant is required to be recorded against the property based on the
proposed stormwater facilities for the project. Please complete the covenant, including
notarization and any required exhibits and submit to the city. The document must be
complete, but will not be recorded prior to permit issuance. Prior to constructionfinal
location of facilities are to be verified (by field inspection and asbuilt) and then the covenant
will be recorded.
4)Consistent with Edmonds Community Development Code 18.80.060, driveway slopes shall
not exceed 14% slope. Please indicate this requirement on the plans.

TESC/ DEMO
1)Orange protective barrierfencing shall be placed at the drip line of trees to remain and
around areas proposed for low impact development techniques, such as infiltration systems,
to protect the area from compaction.
2)Show the existing utility connections on the plan.
3)If the existing side sewer is to be re-used, the line must be cut and capped a minimum of20’
from existing and/or proposed foundation,whichever is closest to the property line.
4)If the existing water service line is to be re-used, the line must be disconnected at the meter
during construction. Please install a hose bib with an AVB at the meter during construction.
5)Please add a note to the plans that indicates coordination with Snohomish County PUD to
remove overhead power connection.
6)There appears to be an existing rockery along the frontage of the property. The existing
contours on the plando not appear to “jump” in accordance with the rockery. Please revise
the existing contours.
7)The word “garrage” is misspelled.
UTILITIES AND GRADING PLAN
1)Show the city water main that is adjacent to the site.
2)Ensure there is a 5’ horizontal clearance between the water service and storm features.
Currently CB1 is 4’ from the water service.
3)Entire sewer run shall be shown from the main line to the house.
4)Please add a note that the 6” sewer cleanout at the property line shallhave a 12” cast iron
lamphole cover with ½” hexbolts.
5)Provide invert elevations at the mainandthe cleanout at the property line so that a minimum
2% slopeand minimum 2’ pipe coveragecan be verified. If the slope of the pipe exceeds
20% the pipe will need to be anchored.
If the existing sewer lateral is proposedto be reused, the City’s Public Works Department

will need to TV the lateral to determine if it is acceptable to re-use. Add notes to the plans
to contact Edmonds Public Works Sewer Division, 425-771-0235, to schedule inspection.
There is a downturned elbow in CB1. CB1 is at the top of the driveway and has a solid lid,

thus not receiving any stormwater runoff from the garage and driveway. Please revise the
location of the downturned elbow.
8)Currently, the driveway is shown to have a 6.0% cross slope along the sidewalk. Please
revise slopes to a maximum of 2% in accordance with City of Edmonds standard detailfor
driveway entrances.
9)Please add a note to the plans that all final restoration shall be completed by the contractor
not the City of Edmonds.

Background
This is classified as a Category 1 Small Site Project because it creates/adds impervious area more
than 2,000 SF and less than 5,000 SF.
Category 1 Small Site Projects are subject to Small Site Minimum Requirements 1, 2, 3, 4, and 5.
Minimum Requirement #1 –Preparation of Stormwater Site Plan
Comments:
1.Drainage Report, Section III, Page 2: WWHM modeling used the Everett rain gage. The
City of Edmonds requires the use of the Puget East rain data. This is accessible on the
project information screen by selecting the “Use WS DOT data”
2.Sheet C3.1: Show remaining existing retaining wall along Walnut Street, if any. Show
grading to catch retaining wall, as necessary.
3.Sheet C3.1: Catch basin 2 should have a downturned elbow.
4.Sheet C3.1: Catch basin 4 ties into the City’s MS4. The City’s GIS shows the existing SD
line very close to the curbline. The curbline in the area of CB #4 is a driveway cut.
Depending on the exact location of the SD line, the project may include restoration of the
driveway cut and may require a grate lid. Please show the area north of CB#4 including the
Curb and driveway.
