During review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Reviews by other divisions, such as Planning, Building, or
Fire may result in additional comments. Please submit two (2)sets of revised plans/documents
including a written response to each item below.

GENERAL
1)Include construction sequence. Refer to sample on City website.
2)Include General Construction Notes. Refer to sample on City website.
3)Consistent with Edmonds Community Development Code 18.80.060, driveway slopes shall
not exceed 14% slope. Please indicate this requirement on the plans.

TESC
1)Please provide the location of the temporary stockpile. Add a note that the stockpile is to be
covered within 24 hours
2)Please add a note to the plans that all disturbed soils will be compost amendedper BMP
T5.13.
3)Add note: Install and maintain all TESC measures according to approved plans, City of
Edmonds standard details, and all other measures that may be required during construction.
DRAINAGE, GRADING, AND UTILITY PLAN
1)The Fire Department has yet to review the project set. The requirement for fire sprinklers
if
will be provided at a later date. Note that a fire sprinkler system is required for this
property:
a.Please add a note that a 1” meter is to be installed
b.Show the water meter located in the right-of-way, such that the back of the meter is
on the property line. The water meter shall not be located within the driveway.
c.Please show a 1-1/2” water service line to be installed from the back of the meter to
the house (as required for a combination fire and domestic service).
d.Please label the pipe material and note tracer wire to be installed on the water service
line.
2)Please show the water connection to the house. Currently, there is only the short plat water
stub.
3)Please add a callout to the plans indicating where one can find the detail for the residential
sewer pump.Please include the pump detail in theplan set.
4)Please show the sewer connection from the structure to theproposed grinder pump.
5)Provide a sewer cleanout within 2’ of the structure.
6)Note: the grinder pump is under further review. Additional comments regarding the grinder
pump may be submitted at a later date.
7)Please note that a minimum of 2’ of cover is required for allstormwaterpipes locatedunder
driveable surfaces and 1’ of cover under landscape areas. Currently there is insufficient
cover at the proposed residential CB.
8)Show where the rockerydrainage will discharge to.
9)The low point of the footing drain is on the west side of the house. Please provide the IE
elevation at the low point and confirm the IE is at or higher than the footing drain
connection elevation.
10)Show all dry utilities and required utility separation. Please add a note that a minimum of 3’
separation is required between the dry utilities (power, gas, phone, cable, etc.) and wet
utilities (sewer, water, and storm).
11)Add a note to the plan that the driveway is not to exceed 14%.
12)Please provide the tieredrockery detail, standard detail 8.10.
13)With the current spacing of the tiered rockery, there does not appear to be the minimum
required spacing between each tier. Add a callout to clarify that rockery is to be constructed
per COE standard detail 8.10.
14)Please add a note to the plans that all final restoration shall be completed by the contractor
not the City of Edmonds.

Background
This is classified as a Category 2 Small Site because it proposes impervious area exceeding 5,000
SF.
Category 2 Small Site Projects are subject to Small Site Minimum Requirements 1, 2, 3, 4, 5, 6, 7,
8, 9, 10, and 11.
Minimum Requirement #1 –Preparation of Stormwater Site Plan
Comments:
1.Sheet GR-01: Separate roof drains, trench drains, and catch basins from the foundation drain
system. This is to prevent infiltration within the earth subsidence zone.
2.Sheet GR-01: Note 1 is for a sanitary sewer pump, but the note call out is shown on the SD
system.
3.Sheet GR-01: Residential CB has insufficient cover for the 6” dia, pipe. Minimum cover
requirements in landscaped areas in 1.0’.
4.Sheet Gr-01: “WALL DISCHARGE TO SURFACE OR TIE INTO SD” should be “WALL
DISCHARGE TIE INTO SD”
