Reviews by other divisions, such as Planning, Building, or Fire may result in additional comments. GENERAL 1)SubmitROW Permit Applicationform 2)Submit Side Sewer Permit Applicationform 3)A Stormwater Covenant is required to be recorded against the property based on the proposed stormwater facilities for the project. Please complete the covenant, including notarization and any required exhibits and submit to the city. The document must be complete, but will not be recorded prior to permit issuance. Prior to construction final location of facilities are to be verified (by field inspection and asbuilt) and then the covenant will be recorded. CLEARING, GRADING, & TESCPLAN 1)Show filter fence on the east property line. 2)Please show and add a note to the plans that filter socks will be added to any catch basins downstream from the construction site. 3)Add a note that the stockpile is to be covered within 24 hours. 4)Please add a note to the plans that all disturbed soils will be compost amendedper BMP T5.13. 5)The future driveway note on the plans misspelled “area”. 6)Outside of the proposed block wall, will there be any proposed onsite grading? 7)Update building permit number to BLD20170855 DEMOLITION PLAN 1)If the existing side sewer is to be re-used, the line must be cut and capped a minimum of 20’ from existing and/or proposed foundation, whichever is closest to the property line. 2)If the existing water service line is to be re-used, the line must be disconnected at the meter during construction. Please install a hose bib with an AVB at the meter during construction. Please show the existing water service, meter, and water mainon the plan. 3)Showexisting dry utilities on the plan. 4)Show filter fence on theplan. SITE DEVELOPMENT PLAN 1)Show all dry utilities and required utility separation. Please add a note that a minimum of 3’ separation is required between the dry utilities (power, gas, phone, cable, etc.) and wet utilities (sewer, water, and storm). 2)Show the existing water main. 3)Aminimum of 10’ of horizontal separation is required between water and sewer lines. 4)A minimum of 5’ of horizontal separation is required between water and storm lines. 5)Label pipe material 6)Show a 6” cleanout at the property line. Please add a note that the 6” cleanout at the property line shallhave a 12” cast iron lamphole cover with ½” hexbolts. 7)Provide the invert elevation at the main so that a minimum 2% slopeand minimum 2’ pipe coverage can be verified. If the slope of the pipe exceeds 20% the pipe will need to be anchored. 8)If the existing side sewer is to be re-used, the line must be cut and capped a minimum of 20’ from existing and/or proposed foundation,whichever is closest to the property line.Add to the existing note that the sewer line needs to be capped a minimum of 20’ from the proposed foundation as well. 9)Show where the retaining wall drainage will discharge to. 10)SDCO1 rim elevation appears tobe incorrect. Update. 11)Verify driveway slopes as they do not match spot elevation callouts. nd 12)Driveway/Utility Pole clearance callout unclear. The utility pole is on the east side of 92 Ave W. Please clarify. 13)The proposed house is labeled as “propose house”. 14)Building Permit number is BLD20170855. 15)Impervious areas provided on the plans do not match the impervious areas provided in the drainage report. Category 1Small Site Projects are subject to Small Site Minimum Requirements 1, 2, 3, 4, and 5. Minimum Requirement #1 –Preparation of Stormwater Site Plan Comments:None Minimum Requirement #2 –Construction Stormwater Pollution Plan Comments: 1.Orange fence conflicts with construction entrance. Discussed with Mike Morris of RAM Engineering on June 30, 2017. a.Orange fence to protect future infiltration trench from over compaction not necessary as invert of trench is at least 6-feet below the existing grade. b.Should existing driveway be excavated first, place geotechnical filter fabric under the rock construction entrance to minimize fine soil deposits.
