West Coast Code Consultants, Inc. (WC3) has completed the first review (fire only) of the fire sprinkler submittal for Beach Walk Apartments Fire Sprinklers located at 303 Edmonds St,
Edmonds, WA. Our review was based upon the following submittal documents:Fire sprinkler plans dated 07/12/2018 by Moore Fire Protection, sealed and signed by Anthony Geist, WA certified
Level 3 sprinkler contractor (6781-0715-C). Hydraulic calculations dated 07/12/2018, sealed and signed by Anthony Geist, WA certified Level 3 sprinkler contractor (6781-0715-C). Material
specifications.
The Washington State Building, as currently adopted, and its referenced standards were used as the basis of our review. Our comments follow on the attached list. Please call if you have

GENERAL INFORMATION:
The plans for the above-mentioned project have been reviewed. The following comments address areas of concern, non-compliance with the governing code, potential errors, or omissions
in the proposed design. The appropriate design professional must address each comment below and submit a written response in addition to revised plans and calculations if necessary.
Please cloud any revisions made to the construction drawings and provide the date of the latest revision on each revised sheet.FIRE COMMENTS:
Scope of Work: Please provide a clear scope of work definition including: building square footage, occupancy classification (R-2), and building construction type.
Structure Address: The address provided in the drawing title block is incorrect, please revise to 303 Edmonds Street.
Elevation View: Fire Sprinkler designer to provide an elevation view of the proposed structure (clarify roof construction, presence of any over hangs, etc.)
Hydraulic Calculations: Per NFPA-13R 7.2.1, design areas outside of the dwelling unit shall be considered. In addition to the design area included in Unit 302, hydraulic calculations
for the most hydraulically remote sprinklers located within a corridor shall be considered, with calculations provided and the design area shown on the drawing.
Seismic Sway Bracing: Per NFPA-13 9.3.5, seismic sway bracing is required on all feed and cross mains regardless of size, as well as at the tops of risers exceeding 3 ft. in length (9.3.5.8.1).
Fire sprinkler designer has not provided seismic bracing of the fire sprinkler system. Sway bracing spacing shall be denoted on the plans, as well as details and manufacturer information
provided. Additionally, swaying bracing calculations shall be provided as required by section 23.1.3 of NFPA-13, Item #39,based upon the requirements of section 9.3.5.9 of NFPA-13
and requirements from local seismic hazard maps for this area.
Restraint of Branch Lines: Fire sprinkler designer to indicate on the drawings, the method to be used to address the branch line restraint requirements from section 9.3.6 of NFPA-13.
Pipe Hangers:Fire sprinkler designer to indicate on the drawings the location of hangers [NFPA-13R8.1.7 (21)] used to support the fire sprinkler system piping per NFPA-13 9.1
Water Main and Hydrant: Fire sprinkler designer to indicate on the site plan the location of the hydrant used for water supply data, as well as the size of the water main tapped in 3rd
Ave North[NFPA-13R 8.1.7 (11)]. Per Edmonds City Fire Code 19.25.035, FDCs shall be within 50 ft of a fire hydrant. Please indicate on the site plan the location of the closest fire
hydrant.
Sprinkler Coverage Under Decks: Per IFC 903.3.1.2.1, sprinklers protecting exterior decks, balconies, and ground level patios shall be required, provided that a roof or deck is located
above. Sprinkler coverage shall be provided to protect the designated areas shown below. Additionally, sprinkler coverage may not be required to protect the shown deck spaces on the
Upper Floor, provided that the roof structure above the deck spaces do not project more than 48 in. out from the building.
