During review of the above noted revisions, it was found that the following information, corrections, or clarifications are needed. Please provide written responses to each comment as to how it has been addressed (support with code sections where applicable), and where changes can be found on the plans. Please submit revised plans/documents to Theresa Umbaugh, Permit Coordinator. 1) Please incorporate the redlines made on the original approved plans into the revised plans. 2) Coordinate occupant load calculations, restroom calculations, and ratio calculations on Sheet A1.OA, with floor areas and occupant loads shown on the floor plans. Also, floor plans show the existing basement and stair will be demolished which needs to be coordinated on A1.OA and the opening schedule. Please coordinate. 3) New doors 48 and 62 must swing in the direction of travel and have panic hardware. 4) Where picture windows in storefront areas with louvers above changed to folding windows, clarify note on floor plan which states "louvers above windows for ...relief..." as to what is meant by relief so that exhaust air is not brought back into the building. Clearly note that all of the louvers are for supply air only. Exhaust air terminations must meet IMC/WAC 501.5. 5) Note on the opening schedule for the folding windows that they must be safety glazed. 6) Provide accessible directional sign at exterior side of door 25 directing to door 22 entrance. Also, dimension accessible clearance between post and building wall at grid F same location. 7) Continuity of 3 -hour Fire Wall along/near Grid H from foundation through the roof must be coordinated between architecturals and structurals at approx. Grid 4.7 through to the south exterior wall where it terminates. IBC 705 8) Revise section 5/A4.1 to show 3 hour Fire Wall from foundation through the roof at approx. Grid 6.8. 9) At Grids 4.5 and between G & F, there needs to be a landing at the top and bottom of each ramp, and where the ramp changes direction, a turning space is required. ICC/ANSI A117.1 section 405. Show elevation points at the landings and lengths of ramps so compliance can be verified. 10) Verify placement of building section lines so they are located at the actual cut you are trying to show. 11) Clarify if the proposed mechanical louvers on the south side are providing supply or exhaust air. Justify their size and distance to fire separation yard per IBC 704.8 12) Show the property line on the construction details of the proposed trellis and louver projections Sheet A2.7 and show that it meets IBC 704.2. Exhaust terminations must also meet State Amendment to IMC 501.5. Supply intake openings must meet IMC 401.5 and 401.5.1. 13) Add vertical grab bars to the accessible toilet details Sheet A2.3 (ICC/ANSI 604.5.1). 14) Note on detail F7/A2.5 that the residential occupancy is "future" and provide details showing how the roof assembly of the second floor will meet code until the "future" addition is approved and constructed. - 15) On Detail 12/A2.7, clearly show that the cross -slope of the ramp run to the sidewalk will not exceed 1:48. Provide sections to clarify. ICC/ANSI Al 17.1 section 405.3 Also note that the vault lid will be flush with the floor surface. 16) Approved special inspector (for structural items) per the agreement filed with the building permit is Mayes Testing, however special inspection reports are being submitted by Cascade Testing Laboratory. A new Special Inspection and Testing Agreement must be submitted. Complete the enclosed agreement, have the owner, general contractor and special inspector sign the form and return for approval within 10 working days of the date of this letter. 17) We are still reviewing the intumescent paint issue and will notify you as soon as we have finished. In the meantime, assuming it is approved, add intumescent paint to the list of Special Inspections and to the Special Inspection Agreement. 18) Mechanical plans require a "90% free area open door" at the wood gate screen on the north side of the building. Revise 1/A2.4 to show minimum opening % and coordinate with mechanical engineer for minimum net free opening requirements. 19) Please bubble all of the specific changes throughout the revised set of plans, including the schedules so that we are sure we have reviewed all changes. The current approved plans include revision #3 & 4, so 5, 6, 7, & 8 must all be included in this set. Shelf/Core plumbing 2008-0073 20) Show location of condensate drains required for mechanical equipment as noted on the mechanical plans. Mechanical 2007-1026 21) Incorporate latest architectural floor plan revisions. 22) Exhaust termination/louvers for the ventilation system must be at least 3 feet from intake louvers and building openings. Provide and elevation view specifically showing this requirement and coordinate with the architectural plans. State Amendment to IMC 501.5 23) See #12 above in architectural comments. Coordinate with architect and add needed information for mechanical openings. 24) Provide ventilation (supply and return) for the corridor. 25) Show the complete ventilation system (supply inlets and exhaust outlets) east of the 3 hour fire wall. Coordinate with architecturals. 26) Manufacturer's combustion air information for the A.O Smith boilers notes standard combustion air requirements with high/low openings, however the plans note one 4" duct for each unit. Provide manufacturers information for this method of supplying combustion air. 27) Specify minimum net free opening requirement for wood gate screen on north side of building. Coordinate with architecturals. Page 2 of 3 2$} Show the location and extent of the 3 hour fire wall and 4 hour fire wall. Duct openings must meet TBC 705.11 (provide opening calculations, fire dampers, etc.) and penetrations must meet IBC 705.9. Provide details and cross reference where they apply. 29) Show location of 1 -hour wall, floor -ceilings and roof -ceilings and show how the assemblies will be maintained, such as with shafts, lined joist bays, soffits below the 1 -hour assemblies, fire/smoke dampers, etc. Provide details and show on the plans where they apply. 30} Note all references to 3rd floor construction and mechanical as "fature" and require separate permits.
