The above referenced project is in the process of plan review for compliance with
Edmonds ordinances and applicable codes. The following comments,
deficiencies/corrections must be addressed prior to completion of plans review and
subsequent issuance of permits.
Provide revised plans and calculations along with a written response to each of the items
listed below to facilitate a shorter back -check time.
SCOPE OF REVIEW
The scope of this review is for the Structural, Ordinance, Energy, Ventilations and
Indoor Air Quality (V&IAQQ requirements of this project.
All features were checked only to the extent allowed by the submittals provided. All
portions of this project are assumed to meet or will meet other departmental requirements,
conditions and concerns before permit approval.

Sheet A2.1 Floor and Roof Plans
1. Please note the window next to the door off the new deck to be safety glazed. It
appears this is required based off the submitted plans. 8308.4
2. Please provide guard details for the upper floor deck. R312
STRUCTURAL COMMENTS
Sheet S1.2 Structural Connection Details
3. Shearwall Schedule 10: Engineer of Record (EOR), please modify the plate washer
to the adopted 2006 internationals codes. The code requires the late washer to be
3x3 and not 2x2. R602.11.1. and 113C 23 05.3.11
Sheet S2.1 Framing Plans
4. EOR, please specify the spacing of the lag bolts used at the ledger to support the
floor deck framing.
5. EOR, please specify the required hanger to be used at the 2x10 joist noted for the
second floor framing on this sheet.
6. EOR, please specify the required connections of the 2x10 roof rafter to the 4x12
header and the new 3-1.8X 12 glu-lam beam. It was not clear what would be used
here to support the design loads.
7. EOR, please specify the required connection of the new 3-118X12 glu-lam beam to
the supporting post. I was unable to determine this from the submitted information.
8. EOR, please specify the required connection of the new 4x 12 header beam to the
supporting post. I was unable to determine this from the submitted information.
9. EOR, please specify the required connection of the new 4x10 header beam to the
supporting post. I was unable to determine this from the submitted information.
10. Please specify on the plans the new location of the shear wall as per the shear wall
schedule.

Less then 750 square feet added to this structures and the new addition is in compliance
with the state energy code. WSEC 101.3.2.1 exception.
No comment at this time.
V&IAQ Comments
The new additions are less then 500 square feet and the whole house ventilation is not
required to be updated. WSV&IAQC 101.3.1.1
No comment at this time.
Additional corrections may be required following receipt of corrections and additional
information as requested.
Your plans are being reviewed concurrently with the Building Department, Fire
Department, Zoning Department and Public Works Engineering. Changes, clarifications
or additional corrections may be required subsequent to the Building Department plan
review when comments are received from the other concerned departments.
