Project: Tenant Improvement Edmonds Central Plaza
Project Address: 23830 Highway 99
During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment. Please resubmit
to Theresa Umbaugh, Senior Permit Coordinator.
1. Note all separate permits on the coversheet of the plans. Common separate permits are
mechanical, plumbing, sign, fire sprinkler, fire alarm, State electrical, etc.
2. Note the building construction type.
3. Indicate existing and proposed uses of space and occupancies on the floor plan.
4. Provide allowable area calculation (mixed use ratio) to verify the proposed mixed uses are
permitted for the building type of construction.
5. Show existing and proposed occupancy separations, fire walls, etc.
6. Provide occupant load calculations.
7. Show existing and proposed exits, including illuminated exit signs & emergency lighting
(specify power backup), door hardware and locking devices for egress and barrier free
accessibility.
8. Show existing and proposed restrooms for the building (barrier free accessible and not
accessible). Provide restroom calculations per WAC 51-50 Chapter 29 and show that the
minimum number of restrooms and accessible restrooms are being provided.
9. Note the total number (existing and new) of parking spaces on site, and show that the minimum
number of required barrier free accessible stalls will be provided (IBC 1106.1). Existing
accessible parking stalls have been upgraded as was required under past permits (provide details
as necessary).
10. Complete the enclosed lighting summary forms.
11. Business owners are not permitted to perform any construction work; provide a written
contractors bid (fair market labor and materials) for the proposed work or, if property owner is
personally performing the work provide a breakdown of materials by cost from the property
owner.
