During review of the above noted applications the following information, corrections, or
clarifications are needed.
1) The Plot Plan you submitted on January 17, 2008 still shows the detached shop accessing from a
street located directly west of your property. Provide a copy of a recorded Access Easement
showing that you have legal access for use/access of this street.
2) The Plot Plan you submitted on January 17, 2008 still shows the proposed detached shop
building within the required street setback. The building must be relocated to meet required
street setbacks of 25 feet.
3) The City shall not issue approval of addition permit BLD20070791 with the shop and associated
improvements as shown on the plot plan dated 1117108. In order for review to continue on this
application, remove the detached shop, access pad and retaining walls and submit a new plot
plan (3 scaled copies).
4) If you choose to pursue the shop application submit a revised plot plan showing minimum
setback distances. A shop with a garage door is considered a garage (not a shop building) and
would be required to pave a minimum of 20 feet back from the property line or right of way
whichever is greater (see item #1 regarding the easement); therefore you must also revise the
plan to remove the garage door if you do not have an access easement to the westerly street. On
a side note any wall that retains a surcharge (for example surcharge from a driveway) must be
designed by a State of WA licensed professional engineer.
5) If you choose to abandon the shop permit application please submit a written notice for
application withdrawal.
