Project: Permit No: BLD2015-0639 Pruett Residence Remodel
Mr. Miller:
The numbers below correlate with your comments of the above date:
1. ADU has been approved thru the CUP process.
2. Demo plan has been revised to show the kitchen appliances, boiler, and plumbing fixtures.

5. Energy code:
a. Note added: Excising walls and ceiling that are not exposed during the construction
phase will remain with the existing insulation values. All new and "exposed
remodeled" walls will comply with energy code.
b. Skylight U value has been revised.
c. Slab insulation note has been updated to reflect the new R? Insulation at the new
topping slab area, and R10 insulation at the new ADU slab area with infloor heating.
d. Note 3a pertains to the master suite being heated & cooled by electric heat/heat pump
system. Note 5 pertains to the hydronic infloor heating system in the ADU and existing
slab on grade areas which will have a topping slab over R? Insulation.
6. Demolition plan, (now on sheet A101 per request of City Engineering dept.), discrepancy
regarding slab area note has been resolved by removal note incorrectly stating 383 sf.
7. Building Notes:
a. Egress: Minimum clear opening has been revised to 24" and the additional phrase has
been added to the bottom of clear opening phrase.
b. Shower notes: the use of GWB type X has been replaced with cementitious board.
c. Garage note has been update to read habitable in lieu of double.
d. Seismic zone changed for water heater anchorage
8. Masonry fire place is shown on plans, north and south elevations incorrectly showed larger
chimney.
9. General notes regarding ADU:
a. Water shut off valve shown on the floor plan
b. 40 gal electric water heater is shown inside the ADU.
c. Gas shut off valve at the meter will be utilized to control the gas for the ADU.
d. Note has been added to the cover sheet regarding the smoke alarm system being
interconnected throughout the structure.
10. Main Floor Plan
Door and window schedules are on the drawings with notes pertaining to the egress
windows fire rated and safety glazing.

b. Bedroom 1 has a smoke/carbon monoxide alarm shown.
c. Bedroom 1 has a smoke/carbon monoxide alarm shown.
d. WW31 has been upgrade to be WW32 with type X gwb on both sides.
e. The partition schedule has been updated to include type 25
f. Room 107 has been renamed to mech/elec where miscellaneous equipment will be
placed. The existing boiler, which has been in this space is being replaced with a new
boiler set in the garage. This boiler will be permitted via a deferred submission, which
will provide hot water for domestic hot water for the primary house via an "indirect
fired water heater" set in room 108.
g. Windows in ADU bedroom; these are 18"x18" windows set with a head height of 7'.
Structural shows them graphically on their plan.
h. East windows at Entry: structural is showing the high windows, head height at 4'-8"
above upper floor line, instead of the double door & adjacent window to the south.
11. Upper Floor Plan
a. 1 hr. rated shaft wall construction is shown on wall section sheet A202
b. Roof plan drawing has been modified to clarify the structure.
c. Architectural depicts two windows as does structural which also shows a PSL set below
the wall to hold roof loads from above.
d. Architectural depicts high windows and structural shows shear wall. Typical headers as
called out on the structural schedule will be utilized for these headers.
12. Wall legend: the fasteners and spacing is now included on the schedule per WP3510.
13. North Elevation:
a. Architectural floor plan now depicts the high window at the ADU bathroom; the header
for this window is sized per the structural header schedule. .1/S2 details out the wall
foundation connection which has no bearing on the window above.
b. Dining room windows are existing windows that are not affected by new construction.
Structural now shows these windows.
14. Floor ceiling assembly has been shown in a separate detail on A202.
15. See separate structural response to comment sheet.
