All of the existing hardscape and most of the existing landscape shall be removed and replaced. The proposal takes into consideration the zoning ordinance. The structures meet the requirements of the zoning ordinance in the bulk and use requirements. There are no departures/ variances requested. Design Review: Criteria A. Building Design: The project is composed of 14 detached single family structures. This provides a natural break to the massing. There are no long unbroken buildings. The buildings are the same/ similar in style, proposing traditional forms that vary in form and/or orientation to provide additional break up and yet being part of an integrated development. Roof lines are varied, entries are detailed, use of multiple materials is planned. B. Site Treatment: The site requires a minimum of grading to ultimately provide good drainage. Most of the existing vegetation needs removal/ replacement as the new structures, driveways, removal of existing improvements, will impact most of the site. A preliminary landscape plan is prepared with landscaping that will enhance the site improvements and help buffer the development from adjacent properties and arterial streets.
