Dear Mr. Brewer,
I spoke with the Planning Staff and Planning Manager regarding the use of the apartment as you described
— used as sleeping/living quarters, as part of the main house family, but with no food preparation or kitchen
facilities.
It was determined that this description fits the definition of a "Guest house" (see below). Unfortunately, a
guest house can not be occupied by tenants and must be located on a lot of at least 20,000 square feet.
Code definitions:
21.35.030 Guest house.
Guest hoarse means a detached structure with not more than two bedrooms, accessory to a single-family
dwelling, having no kitchen facilities, used primarily for sleeping quarters, not occupied by paying
tenants, and located on a lot of at least 20, 000 square feet in area.
21.50.020 Kitchen.
Kitchen means any room used for cooking or preparation offood.
.Corrective actions required:
• Please do not utilize the accessory building as sleeping quarters, guest house or for any preparation
of food by December 5, 2011.
• Please arrange for an inspection of the accessory building to be made prior to December 15, 2011.
