During re -review of the above noted application, it was found that the following information,
corrections, or clarifications are needed. Please provide written responses to the comments below
and resubmit 2 sets of revised plans/documents to Marie Harrison, Permit Coordinator.
1) Based on the descriptions of the 2 -hour fire rated assemblies in your response letters, more
information is needed to insure code compliance, and also your design professional must
provide this information on the plans. Revised plans submitted must be stamped and signed by
the design professional. Many of the items below have been discussed previously in phone or
counter conversations with your designer.
a) . For the fire rated ceiling grid/panel system proposed, please provide the following
information:
i) On the plans, provide seismic anchoring details in compliance with CISCA standards
per ASCE 7 section 9.6.2.6.2 (the seismic design category for Edmonds is D). Typically
these details can be obtained from the manufacture.
ii) On Page 2 of your written response regarding item 6b, a 1 -hour rating is referenced,
however a 2 -hour rating is required. I can find nothing in the manufacturer's information
you provided that the suspended ceiling system you are proposing is 2 -hour rated.
iii) Note on the plans which UL fire -rated assembly, shown on the manufacturer's
specifications for the ceiling system, you will be using (the assembly must match the
specific floor -ceiling construction of your building). The UL fire rated assembly must be
2 -hour rated and contain the specific products (i.e. grid system and panels) noted within
the UL tested assembly. The manufacture should be able to help your design
professional with this, but they will need to know the specific floor -ceiling construction
for your building, from which the suspended ceiling system will hang/protect. IBC 703
iv) Provide information on the plans how penetrations of the 2 -hour fire rated assembly,
such as ducts, plumbing, electrical, etc. will be protected. This is typically found in the
UL fire rated assembly noted above.
b) For the basement gypsum floor -ceiling assembly, please provide the following:
i} Provide a copy of the listed and tested 2 -hour fire rated assembly that you have
described in your response letter. The assembly must match the floor -ceiling
construction of your building. This information must be on the plans. IBC 703
ii) Show on the plans how the ducts penetrations will be protected (i.e. shaft, lined joist
bays, fire/smoke dampers, etc.). All penetrations (i.e. plumbing, ducts, electrical, etc.
must be fire stopped with a 2 -hour fire -stopping material (typically 2 -hour caulk or both
combination of mineral wool and 2 -hour caulk). TBC 707, 712, 716.
iii) Walls, columns and beams supporting the 2 -hour fire rated construction must also be
2 -hour rated. Provide the listed and tested assemblies for each of these (as described
above, but specifically for walls, columns and beams). TBC 706.4
c) Provide a building section on the plans showing the floor -ceiling, wall construction, and the
application of the listed assemblies for the walls, columns, beams, and both floor -ceilings.
d) Show the door ratings and requirements, noted on Page 2 of your response, on the plans.
