Please resubmit 2 sets of revised plans/documents to Marie Harrison, Permit Coordinator. Please be aware that many of the comments below are due the adoption of the new International Building Codes effective July 2004. Xf Provide a wall construction detail (including stud size, spacing, sheetrock type and thickness, etc.) and clearly distinguish on the plans the new walls froze the existing walls. At the rear door to suite B1, dimension the accessible maneuvering distance adjacent to the latch ,side of the door. See enclosed handout. Provide illuminated exit sign with battery backup at the intersection of the hallway so that _,occupants from both directions will be directed to the south building exit. rovide emergency lighting with battery backup at the hallway intersection (this can be a combination illuminated exit sign with emergency lighting unit). ,,,V8� larify if the extension of Retail BI to include space B2 will be used as retail or office. A 2 -hour fire barrier (occupancy separation) is required between B (office) and M (retail) occupancies per IBC 302.3.2, unless it can be demonstrated that IBC 302.3.1 Nonseparated Uses can be used to eliminate the need for fire barriers. a) For Nonseparation Uses, provide allowable area calculations showing that the building meets the maximum allowable building. area and building height for Type VB construction (IBC 503, Table 503, and 506). Provide the floor area for each occupancy in the building. b) For Separated Uses, clearly show the 2 -hour fire barrier (vertical and horizontal) between the B and M occupancies. Doors must be self-closing, 90 minute rated. Provide details of the fire rated assemblies, including complete listed and tested assemblies. Provide mixed occupancy ratio calculation. See IBC 706 for fire barrier requirements, including penetrations, such as for mechanical and plumbing. Based on the plans for the last tenant improvement done in 1999, the toilet is being relocated in the accessible restroom between B6 and B7. Please provide a detail of the restroom showing compliance with the accessibility codes. See enclosed handout for minimum dimension requirements. All tenants must have access to restrooms. The previous tenant used the entire first floor except for B 1 retail space. Under that configuration a written agreement was provided to the City to allow suite B1 access to the restrooms in the adjacent tenant area. Please clearly show on the plans where the tenant areas are divided and that all spaces will have access to restrooms. If access will be provided through adjacent tenant spaces, please provided a letter from the _,building owner and each tenant that allows access to their space for restrooms. Please provide the business names of the proposed tenants for these spaces.
