During a review of the plans by the Building Division for compliance with the applicable building codes, it was found that the following information, clarifications, or changes are needed. Reviews by other divisions, such as Planning, Engineering, or Fire, may result in additional comments that require attention beyond the scope of this letter. A complete review cannot be performed until the revised plans/documents, including a written response in itemized letter format indicating where the `clouded' or otherwise highlighted changes can be found on the revised plans, have been submitted to a Permit Coordinator. Only those sheets specifically referenced as follows need to be resubmitted. Resubmittals must be made at the Development Services Department on the 2nd Floor of City Hall. Permit Center hours are M, T, Th, & F from 8am-4:30pm and from 8:30am-12pm on Wednesdays. On sheet PLO — Floor Plan -Waste & Vent, Legend, Notes & Schedule: Floor Plan — Waste and Vent - Clarify on the plans the represented placement of the water heater serving the lavatory in the restroom. It does not appear to meet the maximum piping length per Washington State Energy Code (WSEC) Table C404.3.1. Utilization of an instantaneous water heater for the lavatory is typically proposed to avoid having to install a tank -type water heater in the same space and still meet the accessibility requirements of ICC A 117.1-2009. 2. Waste & Vent Riser Diagram — Change on the plans the number of `WFU' (drainage fixture units (DFU) in the Uniform Plumbing Code (UPC)) entering fixture `GT/1' — Grease Trap — from `17' to W. 3. Grease Trap Calculation a. Change on the plans the adopted code regarding the sizing of the grease trap (interceptor) from `OPSC 2014' to `UPC 2015'. b. Clarify on the plans the difference in the indicated size of the 3-compartment sink bowls used to size the grease trap (interceptor) and of that noted on the provided manufacturer information —Eagle Group — 310 Series Model # 310-10-3-12. Update the sizing calculations as required in response to the plan review comment. c. Change on the plans the adopted code regarding the installation of backflow prevention devices from `OPSC 2014' to `UPC 2015'. ii. Change on the plans the referenced code section regarding the location of backflow prevention devices from `603.3.4' to `603.4.3'. Plumbing Fixture Schedule a. Mark `5' — Under Mount Drain Trough — Eliminate from the plans the callout to note `1' regarding the provision of a reduced pressure backflow preventer. There does not appear to be a need for cross -connection control at the fixture. b. Mark ` 17' — Fountain Machine — Add to the plans a callout to note 'I' regarding the provision of a reduced pressure backflow preventer per UPC 603.5.12. c. Mark ` 19' — Remote Condenser —Eliminate from the plans the callout to note ` 1' regarding the provision of a reduced pressure backflow preventer. There does not appear to be a need for cross -connection control at the fixture. d. Mark `31' — Fast Draw Chemical Management System — Add to the plans a callout to note `1' regarding the provision of a reduced pressure backflow preventer per UPC 603. e. Extend on the plans the `leader line' for the item `marked' `32' — Water Filtration System' to the location on the plan represented as supplying the filtered water to the fixtures `marked' ` 1', ` 16', ` 17', and ` 18'. Additional plan review note: The item marked `16' on sheet `P1.0' is identified as `Open Air Display Cooler' on the `Plumbing Fixture Schedule' and appears to be different than that represented on sheet `P2.0'. c. Clarify on the plans the represented placement of the water heater serving the lavatory in the restroom. It does not appear to meet the maximum piping length per WSEC Table C404.3.1.
