In reviewing the plans for the above noted projects, it was found that the following information,
clarifications or changes -are needed. Changes can be redlined and initialed by the architect on the plans
currently on file with the City, or please submit 2 sets of revised plans/documents (affected sheets only) to
Theresa Umbaugh, Permit Coordinator.
General comments that apply to all applications
1. Note the occupancy of the storage buildings on the plans (U occupancy or Sl occupancy depending on
how you address the exterior wall and opening protection issue in items 7, 9, & 11 below).
2. Revise Sheet GO.1 floor area of 9x20 building to 180 s£ and floor area of 18x20 building to 360 sf.
measured to outside of post.
3. Note on the plans if these buildings are heated or unheated (unheated has been assumed for this review).
If heated, provide energy calculations and show insulation on the plans.
4. Note on the plan if electrical will be run to the storage shed(s)? If so, it must be underground unless a
variance is granted by the City Engineer. Contact Lyle Chrisman, Engineering Program Manager, if you
have questions.
5. Label the storage shed(s) on the site plans.

6. Coordinate throughout the plans how many and what size storage buildings will be constructed. The site
plan (AO. 1) shows 2 structures and Sheet GO.I notes 2 structures, however the description of work on
the permit application notes one 18x20 building, and the floor plans for the 9x20 building have been
crossed out.
7. Exterior wall and opening protection (clearly show code compliance on the plans).
a.. Provide an imaginary property line between the new storage building(s) and existing building(s) to
determine exterior wall and opening protection. (IBC 704.3)
i. If the exception to IBC 704.3 will be used, provide allowable area calcs and number of stories
for the most restrictive occupancy and type of construction (S 1 can be used for the storage
building since it has a larger base area than a U occupancy).
b. Note the type of construction and occupancy for the existing building(s) adjacent to the proposed
storage building.
c. Where percentage of openings are limited due to proximity to the imaginary property line, provide
calculations per IBC 704.8 to show compliance.
d. Where the exterior wall of the storage building must be fire rated due to proximity to the imaginary
property line, note the required rating and provide a listed and tested exterior wall assembly.
e. If the exterior wall is required to be rated, a parapet is required unless an exception can be used per
IBC 704.11.

S.. Label the use of the structure northeast of the storage shed. Depending on what this structure is used
for, exterior wall and opening protection may be required (see item 3 above).
