Staff from the Building, Planning, Engineering and
Fire Departments attend the meeting, provide written
comments and answer questions regarding the
proposed project. This meeting is encouraged for
major projects prior to a formal application submittal
to the City. The goal is to identify MAJOR issues and
discuss processing procedures applicable to the
project.
Submit 1 set of plans with required information per
page 2.
NOTE: PRE-APP Meetings are scheduled for the next
available date with a minimum of two weeks lead
time & DRC Meetings a minimum of one week.

This is an informal opportunity to meet with staff
and discuss your preliminary ideas and concepts
for a project. The intent is to help identify the
major code requirements that will need to be
addressed and any significant site development
issues that may relate to the project. The intent is
for this to occur prior to considerable investment
in plans and/or design work. You may wish to
have your design professional(s) accompany you.

1) Site Plan
2) Vicinity Map
3) This completed form
4) Pertinent background information
5) Floor plans if applicable
6) List of questions regarding your proposed project

Dear City of Edmonds,
This property, along with two additional small parcels, are in the process of going on the market for sale. Our
information submitted from a site plan perspective is very elementary as we are attempting to determine if the
process of short platting and investing money into the process is an option for the property.
The main parcel of land is 1012 Walnut St and is .68 acres in size. There are two additional parcels that are very small
in size and consist of driveway access and a small corner portion of an exit point.
Our goal is to accomplish the following:
1. The survey that is recorded with the county seems to be for a different parcel number (parcel
27032500100700). Is there another survey that has been completed for this property?
Can the main parcel be subdivided into multiple lots? The value to a buyer is different if it has the possibility
of being divided and buildable than having to remain one parcel. We see there could be potential access
from Cedar St or access could remain on Walnut.
We have included the preliminary title report, which has blue hyperlinks to all of the easements, survey, and
supporting documentation about all three parcels. The Walnut St driveway parcel 00434203500400 currently serves
the neighboring cul de sac (parcel 27032500100400) so we know this parcel needs to remain as is.
We would appreciate a quick meeting with any helpful information that may help us determine future options for the
property prior to investing in any next steps.
