SUBJECT: PLN20120021 - Ritter Short Plat — Civil Construction Plan Approval
Matt,
The City of Edmonds has approved the civil construction plans for the Ritter Short Plat
located at 8364 Olympic View Drive. During review of the civil construction plans a request
was made to the City to defer construction of all required improvements to the construction of
the single-family residence on Lot A. Approval to defer all of the required improvements was
granted, except the Vegetation Management Plan will need to be implemented prior to
submitting for final short plat approval.
A copy of the approved civil construction plans will be kept on file at the City until a building
permit to construct a single-family residence on Lot A is issued. As a condition of building
permit approval, a performance bond shall be posted for all required short plat improvements.
An engineer's cost estimate has been reviewed by the City and will be kept on file until a
building permit for Lot A is received. At that time, the cost estimate will be re -reviewed to
determine the required performance bond amount.
The Vegetation Management Plan has been approved and is ready for issuance. Please visit
the Permit Center at City Hall to obtain a copy of the approved plan. After implementation of
the Vegetation Management Plan, documentation from a biologist shall be provided to the
City Planning Division confirming the plan was fully implemented and documenting the
plants that were installed within the areas where invasive species were removed. In addition,
a maintenance bond will need to be posted guaranteeing the survival of the vegetation for a 2-
year period. The bond amount will need to be determined by the City Planning Division.
