Please accept this letter as the City's notice to applicant of determination of completeness pursuant to ECDC 20.02.003. Although the application is procedurally complete, additional information is needed before review of the application can continue. Please respond to the following items, so that I can continue review of the application: 1. Lot Line Adjustment Dimensioned Plans: Pursuant to ECDC 20.75.050.D.1, please add the following to the dimensioned plans: a) Locations of all existing ingress/egress and utility easements; b) Gross and Net lot area for the original parcels and the proposed parcels (net lot area does not include any lot area devoted to vehicular ingress/egress easements); and c) The existing zoning of the subject parcels. 2. City Signature Block: Please include a signature block for the City's approval on the dimensioned plans. 3. Recording Document Margin Requirements: In order to meet Auditor's requirements for recording, please ensure there is at least a one -inch margin on all sides of the documents that are to be recorded with the Snohomish County Auditor. The dimensioned plans and the original legal description pages both have items that extend into the required one -inch margins. incorporated August :i i, 1890 Sister- City - Hekinan, Japan 4. Legal descriptions: a) Please include legal descriptions for all three original parcels (00513106000100, 00513106000200, and 00513106000400). b) Tidelands. The legal description for Parcel 2 includes Lots 13, 14, and 16 Block 4, of the Meadowdale Tide Lands. These tidelands are two additional parcels separated from 16200 751" Pl W and 7510 62" d St SW by the railroad right-of-way. Lots 13 and 14 make up parcel 00513900101300 and Lot 16 is parcel 00513900101600. If it is the intent to combine these tideland parcels with Parcel 2, please include the original legal description for these parcels and show the tideland property on the dimensioned plans. The lot area of Parcel 2 will also have to include the area of the tideland properties if they are to be include in this lot line adjustment/lot combination. Another option is to drop the tideland property from the lot line adjustment/lot combination. The tideland property is essentially undevelopable and the area of the tidelands is not needed in order to make legal lots out of parcels 00513106000100, 00513106000200, and 00513106000400 (16200 75"' Pi W and 7510 62°d St SW). Additionally, the tideland properties are physically separated from 16200 751x' P1 W and 751062 nd St SW by the railroad right-of-way and each other by Lot 15 Block 4 of the Meadowdale Tide Lands. It might be more simple and cleaner to only include parcels 00513106000100, 00513106000200, and 00513106000400 in this lot line adjustment/lot combo.
