Dear Applicants: th You have submitted an application for a street setback variance for the property at 7115 174 Street SW, which is located in the Single-Family Residential (RS-12) zone. City staff has finished the check for “completeness” of your application, including the plans and other information that was submitted on May 24, 2007. Today, staff determined that all of the information required by the Edmonds Community Development Code for processing an application has been submitted and that, therefore, the application COMPLETE is . This determination of “completeness” begins formal processing of your application. If staff finds that additional information is needed; we will notify you in writing that additional information is needed. While this information-request is pending, the 120-day clock for processing the application will stop running. When the additional information is submitted, staff will review it to insure that it responds fully to the information request. When the request for additional information has been satisfied, the 120-day clock will start running again. Please provide the following additional information to better support your proposal: 1. The Engineering Division has requested that you revise the site plan to show the location of the existing driveway and indicate if the driveway is to remain or if it will be relocated with the proposed addition. 2. Please sign the Land Use Application form under the box titled “Property Owner’s Authorization” (you only signed as the “Applicant”). 3. Confirm setback figures requested. The minimum street setback in the RS-12 zone is 25 feet. Your letter states you are requesting relief of only 7’8”. Your site plan shows that the proposed addition is 16’4” away from the street property line. Please confirm the exact setback distance requested (25’ required minus 7.66’ requested = 17.34’ from the property line). 4. Confirm that the proposed addition also meets the minimum side setback for the zone, which is 10 feet. The site plan shows the proposed addition near the western property line, and it scales out to roughly 10 feet. There is a label above this, a bit further north, that indicates a setback distance of 13.4’. Please verify minimum distance. I just wanted to confirm that you weren’t also applying for a side setback variance at this time, too.
