Subject: Letter of Completeness and Request for Additional Information
Accessory Dwelling Unit Application Number PLN20170015
Ms. Chase:
On behalf of the City of Edmonds Planning Division, I have reviewed the application for an
Accessory Dwelling Unit (ADU) at 1105 Daley Place for completeness pursuant to Edmonds
Community Development Code (ECDC) 20.02.002 and 20.21.025. The City has determined that
the application meets the procedural submission requirements and therefore is complete. Please
accept this letter as the City's notice to applicant of determination of completeness pursuant to
ECDC 20.02.003. While the application is procedurally complete, additional information and
clarifications are needed for continued review of the application. Please respond to the
following so review of this application can proceed:
1. Size Criteria: In order to evaluate the size criteria in ECDC 20.21.030.C, a floor plan for
the entire residence is necessary as well as the floor plan for the ADU. Please provide a
floor plan for the entire residence and clearly identify on the floor plan which portions of
the residence are going to be used for and by the ADU. Also provide the total square
footage of the primary residence as well as the square foot of the ADU.
2. Location and Appearance: Pursuant to ECDC 20.21.030.1), the single-family appearance
and character of the residence shall be maintained when viewed from the surrounding
neighborhood. The primary entrance to the accessory dwelling unit shall be located in
such a manner as to be unobtrusive when viewed from the street. Whenever possible, new
entrances should be placed at the side or rear of the building.
a. Please identify the primary ADU entrance and how it will be accessed on the site
plan.
b. Please provide elevation views of the residences and note the entrance for the
ADU on the elevation view.
3. Parking: ECDC 20.21.030.E requires three off-street parking spaces per lot for a
residence with an ADU. Please clearly identify the three off street parking spaces on the
site plan.
4. Site work: It is unclear from the site plan if any site work will be required (for example
will it be necessary to add a walkway or expand the driveway) in conjunction with the
ADU. Please note if any site work is necessary or if the ADU will only be located within
the existing residence with no outside work necessary.
According to ECDC 20.02.003.D, the above requested information must be submitted within 90
days (or by June 27, 2017) or the application will expire.
Since the application has been determined to be complete, a notice of application will be posted
on the subject property and mailed to adjacent property owners within the next two weeks
consistent with ECDC 20.03.002.
