RE:File PLN20120002–Design Review for a Landscape Plan Modification Request
Greetings,
design review8503 Bowdoin Way
Thank you for submitting an application for theof a landscape planat in the
Multiple Residential (RM-2.4) zone.Your application isalso known asCity of Edmonds file number
PLN20120002
, which is a “Type I” permit.Ihave reviewed the application materials that you submitted and have
additional information is
completeas of February 10, 2012; However,key
determined that your applicationis
requested at this time
.I am the Planner assigned to your project, so kindly direct any correspondence through me
so that it can be processed in a timely manner.
Please respond to the following commentsin writing at your earliest convenienceso that I may continue to
process your application.Your application is “on hold” until I hear from youin writingregarding these items.
1.Please suggest a tree species that you’d like to use as areplacementif theremoval of the alders were to be
approved.I would be happy to suggest a few species for you, but I’d first like to offer you this option.
Typically replacement is done at a 2:1ratio(or 1:1, depending on the site’s existing landscaping).
2.As you may or may not be aware, the fir tree in the center of the parking area was proposed to be removed
several times in the past. The last time this was reviewed by theArchitectural Design Board (ADB), they
determined thatit should remain, so unless there are substantial new findings by a ISA certified arborist
that it needs to come down, please understand the removal of the fir tree wouldnot be approved. The ADB
did, however, allowed “crown thinning” as a form of maintenance to deal with some of the issues that
you’re having, such as the dropping of needles into the gutters. With mature trees, oftentimesre-paving is
needed near the base of the tree when the roots begin to buckle the pavement. If you have an ISA certified
arborist’s report, please feel free to submit it for our review.
If you have any questions, please contact me at 425.771.0220, extension 1778or via email at
coccia@ci.edmonds.wa.us.Ilook forward to working with you on this project.
Kind regards,
