Conditional Use- Ketchum ADU.pdf City of Edmonds Conditional Use Permit Comments BUILDING DIVISION DATE July 20, 2016 STAFF: Leif Bjorback, Building Official nd RE: Project Address: 18424 72 Ave W Project: Ketchum ADU A preliminary review was done with the conditional use materials provided and we have the following comments. 1.A building permit will be required for the modifications to the existing structure and construction of the addition. This permit will also include the establishment of the space as an accessory dwelling unit, as recognized by the International Residential Code (IRC). 2.The IRC definition of Dwelling Unit as amended by the state of Washington requires that all required smoke alarms in the accessory dwelling unit and the primary dwelling unit are interconnected in such a manner that the actuation of one alarm will activate all alarms in both the primary dwelling unit and the accessory dwelling unit. The permit drawings should show compliance with the interconnected smoke alarm requirements as stated above. 3.In lieu of the interconnection of smoke alarms as stated above, the two units may be separated by fire-rated construction (fire-rated walls and doors). If the option for fire-rated walls is proposed, the construction drawings will need to include the approved listing and details for the wall assembly. 4.All other applicable requirements of the building code will be verified under the building permit review and inspections.
