Conditional Use- Kincaid ADU.pdf City of Edmonds Conditional Use Permit Comments BUILDING DIVISION DATE January 6, 2016 STAFF: Leif Bjorback, Building Official nd RE: Project Address: 21821 82 Ave W Project: Kincaid ADU A preliminary review was done with the conditional use materials provided and we have the following comments. 1.A building permit will be required for the modifications to the existing structure. This permit will also include the change of status of the space to an accessory dwelling unit. 2.A recent state of Washington amendment to the 2012 IRC definition of Dwelling Unit requires that all required smoke alarms in the accessory dwelling unit and the primary dwelling unit are interconnected in such a manner that the actuation of one alarm will activate all alarms in both the primary dwelling unit and the accessory dwelling unit. This is in lieu of the fire separation requirements between the units (fire-rated walls and doors). If the option for fire-rated walls is proposed, the construction drawings will need to include the approved listing and details for the wall assembly (and floor-ceiling assembly.) 3.All other applicable requirements of the building code will be verified under the building permit review and inspections.
