Conditional Use- Sprouts Daycare.pdf City of Edmonds Conditional Use Permit Comments BUILDING DIVISION DATE June 30, 2015 STAFF: Leif Bjorback, Building Official th RE: Project Address: 20919 76 Ave W Project: Sprouts Preschool and Childcare A preliminary review was done with the conditional use materials provided and we have the following comments. 1.A building permit will be required for the modifications to the existing garage structure, including change of occupancy of the structure. 2.Complete floor plans will be required, showing the layout of both buildings, identifying the use of each room. Occupant loads will be calculated using square footage factors based on the use of each room. 3.Changing the occupancy of the garage will require accessibility upgrades, including, but not limited to: parking; building entrance; route of travel to the entrance (ie. ramp); interior upgrades, etc. 4.Due to the proximity of the existing garage structure to the property line, modifications to the structure may trigger the requirement for the south exterior wall to be fire rated. 5.Education (E) occupancies with 50 or more occupants are required to have fire sprinklers. Sprinklers would not be required if the occupancy group is I-4 and each child care room has a direct exit to grade. Building Division Comments 1
