Dear Mr. & Mrs. Corallo,
The City has received a complaint regarding accessory buildings on the northwest side and the
southeast corner of the subject property. Accessory structures are an allowed use; however, they
cannot be located in the setback. The subject property is in the RS -12 Zone which requires a
minimum 10 foot side yard setback and a 25 foot street setback. The lot is a corner lot so has 2
side yard and 2 street setbacks. It appears that the accessory structures may both be located in
their respective setbacks.
ECDC 16.20.04.E. Corner Lots. Corner lots have no rear setback; all setbacks other than the
street setbacks shall be side setbacks.
Corrective actions required by January 31, 2017:
• Please locate the accessory structures a minimum of 10 feet from the side property lines
(east & south) and 25 feet from the street setbacks (west & north) or;
• Demonstrate that the accessory structures are located outside of the setbacks.
