Below please find a summary of revisions and additional information: 1) The requested information in regards to Geotechnical and Storm Water reports and Traffic Analysis are completed and the responses are included in this additional information. 2) Building Design, Principal southern facade of Walgreens is strengthened with trellis and landscaping; enhancing sustainability features already on the south side, including light selves and fixed shading devices. The trellis on Walgreens will help shade the building, creating a living/green wall. Sustainable design features on the west facade of both buildings remain, as they are needed to help protect from the western sun. Principal southern fagade of the proposed Bank is strengthened as well, with more landscaping and less concrete to create a more pleasing entry experience and area. A darker brick wainscoting has been added to the base of both buildings to better connect each building to the ground and to each other and to finish the proposed sustainable retail environment. Boys ingerPurineis [om 3) Landscaping: Additional landscape planters and materials are added to the south frontages of both the Walgreens and the Bank buildings, becoming part of the building design as noted above. The parking parcel frontage has been revised to show all new sidewalks and curbs with additional landscaping that aligns with proposed improvements in front of the Bank parcel. In addition, the existing diagonal parking space size in this area is decreased to the Edmonds' code full size, parking space minimum, allowing for an additional area to be added for the rain garden to better comply with LID requirements. This will create a linear rain garden along the Edmonds Way parking parcel frontage. Street trees, meeting City standards, are added along this parking parcel frontage. The existing City planter and irrigation system will be replaced as part of these improvements and the gateway sign relocated. Landscaping is designed to support the gateway experience. Type V landscape areas are added to the revised site plan for clarity and to reflect revisions. The curb tight landscape planter is 5'- 6" wide, including curbs, and the sidewalk is 7' wide. The on-site landscape strip is 4' 6' wide. The total landscape area is indicated on the revised drawings. All the landscape areas now exceed code minimums. The proposed landscape additions and revisions are shown clouded on the revised site plan. 4) Building Signs: The main entry to the Walgreens is on the south side of the building and has been noted on the revised elevations. There is an additional entry on the west elevation. Sign areas have been calculated based on the main entries being located on south (street) sides of both buildings. Secondary entries for both buildings face parking fields. Allowed sign areas are based on the south facing wall area; the proposed sign area dimensions are clearly labeled on the revised drawings. For the Walgreens' building we request that the DRB consider our request for 143 square feet of sign area, a 4% area increase over the allowed 138 square feet, but within the 50% area increase that can be granted through the design review process. The main entry to the Bank is on the south side of the building and has been noted on the revised elevations. There is another entry on the west elevation. Sign areas are based on south facing wall area; the dimensions are clearly labeled on the revised drawings. For the Bank building we request that the DRB consider our request for 132 square feet of sign area, a 42% area increase over the allowed 98 square feet, but within the 50% area increase that can be granted through the design review process. Please note, allowed, small directional signs have not been included in sign area calculations. This is consistent with the Edmonds' sign code. 0 .
