Critical areas are ecologically sensitive or hazardous areas that are protected in order to maintain their functions and values. The eastern approximate two thirds of the site slopes down gradually from east to west, while the western approximate third of the site contains a steep downhill slope to the west. This slope contains exceeds 40% according to City LiDAR data and contains an approximate 10 to 12 foot change in elevation. Soils on the site are identified as the Alderwood Urban land complex series. As a result, the portions of the site with slopes in excess of 15% slope are considered to be potential erosion hazard areas and portions of the site containing and/or adjacent to slopes in excess of 40% are considered to be potential landslide hazard areas. No other critical areas were observed on nor adjacent to the subject site. What does this mean? The critical area regulations are only triggered when an alteration is proposed to a critical area or its buffer. However, once an alteration in or near a critical area is proposed, critical area studies and City review and approval may be required. What is an 'Alteration'? According to Section 23.40.005 of the Edmonds Community Development Code (ECDC): "Alteration" means any human -induced action which changes the existing conditions of a critical area or its buffer.
