During re-review of the plans for the above noted project, it was found that the following
information, clarifications or changes are still needed. Please provide written responses to each
comment as to how it has been addressed (support with code sections where applicable), and where
changes can be found on the plans. Please submit revised plans/documents to Theresa Umbaugh,
Senior Permit Coordinator.
Nonstructural comments:

The plan notes that the easement is abandoned. Please provide copy of recorded

document showing that this easement is now abandoned. This also needs to be noted
on the Civil plans with correct recording date and number. Also, on the Civil plans the
length of the easement needs to be coordinated with the survey and site plan. It
appears to extend longer than 114 and as shown the building would encroach into the
easement.
Show, label, and dimension the 10 foot existing drainage easement along the
north property line. Clearly show that no portion of the building, including the footing, will
encroach into the drainage easement.

Revise width of parking stall access aisle on site and parking plans to 5 feet minimum.

Please note on the plans that you are using IBC 704.11 exception 4 in lieu of exterior wall

parapets. On the roof plan note that no openings are within 10 feet of the interior side of
the exterior walls; reference the correct detail (7/A8.00) for the 1-hour roof-ceiling
assembly on the plan. Also, provide opening percentage calculations for east wall of
warehouse.
Exterior wall and opening protection:
a)The west, east and north exterior walls must be 2-hour rated due to close proximity to the
property line. IBC Table 602. A parapet is required unless an exception is used. If an
exception will be used, clearly note all requirements on the plans (IBC 704.11). The east
exterior wall of the B occupancy is required to be 1-hour fire rated as you are showing on the
floor plan.
b)Reference 1-hour exterior wall assembly for the south wall at the second floor (IBC Table
602). A parapet is required unless an exception is used. If an exception will be used, clearly
note all requirements on the plans (IBC 704.11).

We received the special inspection agreement from Krazan for the structural inspections

(concrete and wood), but still need one signed by the geotech of record for the soil and
foundation drainage inspections.
Special Inspections are required for:
a)Excavation, grading and site preparation
b)Soil bearing verification
c)Placement of fill and compaction
d)Foundation drainage
e)Concrete construction (placement of reinforcement, anchor bolts, holdown placement, test
specimens, adhesive anchors, expansion anchors)
f)Wood construction (shearwall/diaphragm nailing with fasteners4 o.c. or less, drag strut
installation)
Complete the enclosed Special Inspection and Testing Agreement. Have all parties sign the
form and return for City approval prior to permit issuance. One special inspection form is
required for each special inspection firm.
Still waiting for this to be submitted.

statement per IBC 1706, prior to permit issuance.
