Based on a review and inspection of the subject site, staff has determined that one or more critical
areas are located on or near the site. Critical areas are ecologically sensitive or hazardous areas that
are protected in order to maintain their functions and values.

During review and inspection of the subject site, it was found that the site contains critical areas,
including a Stream and Geologically Hazardous Areas (Erosion Hazard and Landslide Hazard
Areas), pursuant to Chapters 23.80 and 23.90 of the Edmonds Community Development Code
(ECDC).
The subject property is an irregular shape with a long panhandle that stretches south-west, away
from improvements. A single-family residence is situated at the north end of the property on
relatively level to gently sloping ground that appears to be infill. A retaining wall was constructed
along the western edge of the property presumably when residence was constructed.
The associated LIDAR map indicates that the original grade of the property where the residence is
situated once sloped downward approximately 12' from east to west over a horizontal distance of
45' (approximately 26.7 -percent grade). The south-western portion of the property slopes
downward 43' over a horizontal distance of 107' (approximately 40.2 -percent grade). Soils
throughout the site are identified as Everett gravelly sandy loams (15% - 25% slope). As a result, the
slopes in excess of 15 -percent are classified as a potential erosion hazard and slopes in excess of 40 -
percent are classified as potential landslide hazard areas.
Perrinville Creek runs through the southern portion of the parcel, approximately 275' from the
residence, and is known fish bearing stream. While this portion of the property is not used, it lies
within the legally defined parcel.
The critical area regulations are only triggered when an alteration is proposed to a critical area or its
buffer. However, once an alteration in or near critical area is proposed, critical area studies and City
review and approval may be required.
