CU-07-45 Incomplete.pdf June 7, 2007 Shockey/Brent, Inc. 2716 Colby Ave. Everett, WA 98201 Attn: Camie Anderson Subject: REQUEST FOR ADDITIONAL INFORMATION TO COMPLETE THE EDMONDS-WOODWAY HIGH SCHOOL LIGHTS CONDITIONAL USE PERMIT APPLICATION - FILE # CU-07-45 Dear Ms. Anderson: The Edmonds-Woodway High School Lights conditional use permit application is under review; however, I am unable to continue processing your application until the following information is submitted: 1.Site Plan Enclosed with this letter is a handout describing the requirements for a site plan. Please submit such a plan which identifies the: softball field existing structures surrounding the field such as bleachers and dugouts proposed locations of the lighting structures On the plan, please make sure to note the appropriate setbacks from the northern and western property lines adjacent to the field. According to the Edmonds Community Development Code Section 16.80.030.A, in a Public Use zone the minimum setback from a public street is 20 feet while a minimum setback of 25 feet must be maintained from adjacent residentially-zoned property such as that to the west of the site. In addition, while not necessary to complete the application, I noticed that the two outfield light poles are proposed to be 70 feet tall. According to Edmonds Community Development Code Section 16.80.030.B, the maximum height of a building or structure in the Public Use zone is 25 feet, unless a conditional use permit has been obtained. However, a conditional use permit for additional height may permit structures only up to a maximum height of 60 feet. You may want to consider an alternative outfield layout that uses the same 60-foot lights that are proposed for the infield area. Otherwise, you would need to apply for a variance to use the 70-foot light poles and satisfying all six of the variance criteria could be a challenge (see ECDC 20.85). Please submit the above information as soon as possible so that your application may be processed in an expedient manner.
