During review of the civil drawings for the proposed subdivision it was found that the following
information, corrections, or clarifications will need to be addressed. Please resubmit 3 copies of the
revised civil drawings and associated documents with a written response to each item to an Engineering

1.Traffic Impact Analysis is complete.
2. A Traffic Control Plan is missing from the submittal. Please include measures for both the work within
Dayton Street as well as the alley, and include notification measures for Fire, Aid, Police, and Trash haulers
for if work requires closing of the alley. This is a requirement for issuance of the associated Right-of-Way
Construction Permit. (Applicant 6/18/08 Reply: THERE IS NO WORK BEING DONE IN THE STREET
OR ALLEY. THE FIRE SPRINKLER CONTRACTOR WILL APPLY FOR ANY WORK HE MAY HAVE
IN DAYTON STREET. CONTRACTOR WILL BE SELECTED WHE GENERAL CONTRACTOR SIGNS
CONTRACT.)
The overlay of the alley and the sewer connection from the oil/water separator are two items of work known to
occur within the City ROW.
2.1 Haul Route Plan is complete.
2.2 Staging / Laydown / Mobilization / Erosion Control. Please include these items in your civils. ESC
requirements shall be placed on the civils verbatim per ECDC 18.30.050.
ESC requirements have not been placed on the civils.
3. The Fire Connection Permit, when applied for, will be reviewed in conjunction with the civil drawings prior
to building permit issuance.
4. A cost estimate is required for all on- and offsite work. The inspection fee will be based on 2.2% of 120% of
all improvements, and the required bond will be based on 120% of the approved estimate for the offsite
work. Please keep the on- and offsite work separate on the estimate.

5. We are unable to find the private easement for the storm line exiting the detention system and connecting to
the city storm on Dayton. Please include a copy with your next submittal, and note the easement extents on
your civils. If no such easement exists, it is permissible for you to provide written acknowledgement from
the impacted property owner (the grantor) that an easement will be forthcoming. The city will require a
recorded copy of the easement as a condition for final acceptance of the completed construction.

6. Since the parking stalls will be enclosed, the existing catch basin shall have its lid changed to solid, and
runoff from the interior parking shall be directed to a new, separate catch basin containing an oil-water
separator, and from there routed to the sanitary sewer system. Revise the drawings accordingly, and include
appropriate details for the catch basin and the separator.
Garage drainage is shown to be routed from the oil/water separator to the storm detention system. This is
incorrect. Also, a detail has not been provided for the oil/water separator.
7. Show how the roof drains will connect to the detention system.
Not done.
8. Show existing sanitary sewer line from building to main.
Not done.
9. Show existing water service and service line size from meter to building. Linda MacMurphy, the Water
Quality Technician, notes in her comments dated 4/29/08: “Must show on plans premise isolation in hot box
by meter just north of sidewalk, with a reduced pressure backflow prevention assembly.”
Premise isolation / hot box not shown.
10.Grading calculations are complete. Applicant’s grading calcs have been approximately doubled to 50 c.y.
by the City to account for the potential overexcavation anticipated by the geotech report.
11. Please provide a detail for the trash enclosure. A handout for requirements may by found at:

A undimensioned plan view of the proposed trash enclosure does not meet the requirements in the above-noted
handout. Please refer also to the Recycling Coordinator’s comments dated May 14, 2008 for further
information.
