During review of the subject submittal, it was found that the following information, corrections, or
clarifications would need to be addressed. All Handouts referred to in these comments can be accessed at

*5/23/08 Clarify if intending to construct sidewalk with full panels to curbline as currently exist or if
adding landscape strip as adjoining properties frontage.
4.Grading:
*5/23/08 Grading is still unclear. Contours do not tie in to existing topo lines, some just end, at one
point a 98’ line just connects up with a 100’ line. On the west side of the house is a 98’ circle then
around it is area shown as 95’. Please clarify and revise plan so all proposed contours tie in to existing
contours or labeled walls or other barriers are shown to explain changes.
Please provide large size grading plan. Show existing and proposed topo lines in different line types
for clarity. Show grading in alley too, if any.
A site visit showed rear garage with relatively level floor. Plans appear to show a slope in that area,
please clarify.
Site visit also showed a considerable amount of grading would need to be done to bring the yard level
or near level with garage area and alley. Please revisit grading calculations for accuracy.
Please note bottom of footing(BOF) elevation on site plan so grading calculations can be verified.
5.5/23/08 Not Done. Please show where proposed driveway entrance from alley begins and ends. Please
note actual width. (A driveway entrance to a single home can be a minimum of 10ft wide to a maximum
of 12ft wide per Edmonds Community Development Code.)

***There now appears to be retaining walls on either side of the driveway? If so, please label on plans and
provide top and toe elevation of walls at each end and at every 2ft of change. If not, please clarify what the
lines are intending to show.

temporary alley closure for sewer/grading or other work. (provide drawing)

temporary lane diversion for work on Dayton St. (The driveway cut removal and the sidewalk
replacement will require the shoulder to be closed at the very least. Please provide traffic control plan
(drawing) for this possibility)
