All Handouts referred to in these comments can be accessed at our website: www.ci.edmonds.wa.us under City Government / Development Services Department / Engineering Division then scroll down to Handouts: 1.Please add proposed erosion and sediment control measures to large site plan. It is difficult to discern which line is which on the smaller plan. Please use a line with “x”s to show the proposed length and location of silt fences. 2.Add to impervious surface calculations all existing impervious surface to be removed and the year it was built. 3.Sidewalk Replacement Requirements:  Please show existing curb, sidewalk, and street on site plan. Show current curb cut.  At minimum, the curb, gutter and sidewalk will need to be replaced per City of Edmonds standards from the expansion joint east of water meter to the expansion joint west of utility pole.  For remaining area of sidewalk please provide elevations for inside edge of sidewalk and corresponding top of curb elevation at 1ft intervals to confirm cross-slope is 2% or less as required per ADA Accessibility Guidelines. 4.Grading:  Please provide large size grading plan. Show existing and proposed topo lines in different line types for clarity. Show grading in alley too, if any.  A site visit showed rear garage with relatively level floor. Plans appear to show a slope in that area, please clarify.  Site visit also showed a considerable amount of grading would need to be done to bring the yard level or near level with garage area and alley. Please revisit grading calculations for accuracy.  Please note bottom of footing(BOF) elevation on site plan so grading calculations can be verified. 5.Please show where proposed driveway entrance from alley begins and ends. Please note actual width. 6.Please add the following information to the site plan regarding the alley; surface type (paved, gravel..), width of alley, show any other driveways or accesses across from this property or directly next door. 7.Provide specifications for grasscrete intended for driveway. City of Edmonds does allow some types of permeable surfaces but not all kinds currently on the market are approved. DATE FAXED/E-MAILED 6/30/2017 PAGE ___ OF __ 12 8.Please label the oblong area between terraces on site plan. 9.What is the surface material of the proposed terrace(s)? 10.Please remove connection from existing garage to Storm line in Dayton St. from site plan. 11.If reusing sewer lateral from alley to property line, then public works will need to TV the line assure reusability. If you choose to reuse existing side sewer from property line to house then you must have that line TV’d and provide report to Public Works. 12.6” sewer clean out is required at the property line with locking lamphole cover and 4-6” clean out is required at house. 13.Provide Traffic Control plan for temporary alley closure for sewer/grading or other work. 14.Provide a Traffic Control plan for temporary lane diversion for work on Dayton St. 15.Provide a Construction Sequence of Work. Storm Engineering Review 16.Need actual perc tests per 1992 DOE Manual. 17.Sizing needs to be per Edmonds Infiltration handout formula (attached). 18.System must be sized based on total impervious surface added, not just structure. 19.Catch basins must have invert and rim elevations included on drainage plan. 20.Details of construction must be on drainage plan.
