The comments provided below are based upon review of the preliminary engineering plan and
short plat map for the subject property. Additional information is requested from the
applicant at this time in order to continue review of the application and provide preliminary
approval of the short plat. Please ask the applicant to revise and resubmit plans addressing
each of the comments below.
Please also note, after receiving preliminary short plat approval from the Planning Division,
the applicant will be required to submit a complete set of civil engineering plans to the City
Engineering Division for review and approval.
1.Indicate removal of existing concrete driveway and approach to the north of the new
asphalt driveway.
2.In accordance with Edmonds Community Development Code (ECDC) Chapter 18.90,
sidewalks are required as a condition of short plat approval. Please resubmit plans
showing 18 curb and gutter and a 5 wide sidewalk. The face of curb shall be placed at
12 west of the road centerline.
3.Show the location of existing and proposed underground utility lines, including sanitary
sewer for the existing home. Please also note, power service will need to be placed
underground for the new development.
4.Provide a preliminary drainage plan for the subject development.
a.If the proposal is for an infiltration system, please first confirm with City
Stormwater Engineer Jerry Shuster that infiltration is an available option at this
site. Jerry can be reached by e-mail at: shuster@ci.edmonds.wa.us or by phone at
425.771.0220. If infiltration is an option you will be required to submit perc test
and soils data for further review.
b.If the proposal is for an on-site detention system, show the location of proposed
detention system and point of connection to the City storm system. Provide invert

elevations to the extent necessary to confirm discharge to the City storm system is
possible.
c.Please note, the pavement area for the access road will be considered new
impervious area. The storm system shall be designed to accommodate runoff from
the access road as well as for any new impervious areas created by future
development ond the individual lots.
5.Provide a letter of preliminary approval from Olympic View Water and Sewer District
allowing connection to the water and sewer system as they are the utility purveyor for the
subject property.
