The conditions identified are located at the HOA's the north-west corner at an existing (4) 2x6 support framing beam that aligns under a bearing wall. The deck corner damage is the result of a water leak that contributed to a severe wood rot and decay internal of the framing floor and wall and created significant decay damage. Based on the extent of damage, decay, and debris from the rot, the building corner and deck are in a state of collapse. DEI completed a site visit on September 25, 2014 to review the installed and completed shoring, consisting of a sleeper GLB 5- 1/5x12" beam inset under the decay area, with a series of 2x6 shoring studs. The studs were braced in the weak axis at approximately at 4' on center to prevent lateral buckling. The shoring as completed provides a redundant load path for the building corner to allow occupancy to remain. The condition as noted will need a structural replacement beam and a permit with the city. The excessive decay damage will require a replacement of the bundled (4) 2x6 beam which spans approximately six feet from a post internal of the garage out to the face of the garage. The 'location of the beam under the bearing wall framed above will require short term wall support, and removal of the damaged and decayed deck sheathing. The full extent of the decay is not yet exposed, but we would expect that the garage header and support studs may also need to be replaced. With the current shoring in place, DEI recommends further exposing the full extent of the damage and decay for review by the Architect and Engineer prior to the repair and replacement. Based on the extent of the decay, DEI recommends the City be notified for their review and permitting of the repairs. Mr. David Thiele, the HOA president concurs.
