A. Proper Owner Kruger Clinic — Goodman Real Estate 509 Olive Way, Suite 1062 Seattle, WA 98101 B. Introduction The applicant is proposing to remove the existing 620 square foot wood canopy that covers the entry way of the Kruger Clinic and replace it with an 800 square foot steel and glass canopy. The new steel columns will be erected using the existing concrete footings. The glass will be 9116' laminated frosted glass and the steel columns will be wrapped in manufactured stone veneer. C. Findings and Conclusions 1, The subject property is zoned CG2 — General Commercial (See map to the right). The property to the south is also zoned CG2. The City of Lynwood borders the site to the east. The properties to the north across 216th St SW have a variety of zonings including RM 2.4, RM 1.5 and CG2. The site is bordered by the Medical Use Zone (MU) to the west. The subject property is within three City of Edmonds Comprehensive Plan Overlay areas including the Medical/Highway 99 Activity Center, the Highway 99 Corridor, and a Highrise node. 3. The proposed replacement canopy would not substantially alter the appearance of the building. 4. The proposal would not affect existing landscape at the subject property. 5. The proposal is consistent with the use, development and design standards of ECDC 16.60. 6. The proposal is consistent with the City of Edmonds Comprehensive Plan. F. Decision Based on the findings and conclusions, staff finds that the design review for file number BLD -2009-0005 is APPROVED. G. Reconsideration and Appeals Per 20.95,040, a permit applicant may request a reconsideration of this decision by either the original decisionmaker or the planning manager. If the applicant requests reconsideration by the planning manager and the planning manager is not available to render a decision with the time limits required by the ECDC, the planning manager shall designate a supervisor of the original staff decisionmaker to rule on the reconsideration. The request for reconsideration shall be filed in writing with the planning manager within 14 working days after the date of the decision. The requested decisionmaker for the reconsideration shall approve, conditionally approve, or deny the application. The decision shall be in writing, and shall be appealable to the hearing examiner under Chapter 20.105 ECDC. Page 2 of 2
