Design Review Process
Design review for signs is considered an administrative staff decision subject to the requirements of
ECDC 20.60 (Sign Code) and 20.95.040 (Staff Decision —No Notice Required).
Analysis:
1. Location. The project site is located at 402 Main St. within the BD -1 zone (Downtown Business).
Signs in the BD -1 zone are subject to the design standards found in ECDC 22.43. Per ECDC
22.43.040.B.9, blade signs are encouraged.
2. Sign type. The proposed blade sign is a permitted sign type in the BD zones.
3. Size. BD -zoned sites are permitted 1 square foot per lineal foot of attached wall for signs. The
building frontage is approximately 25 feet, therefore the site is permitted 25 square feet of signage.
Individual projecting signs may be a maximum of 16 square feet. The proposal is for an
approximately 3 square foot blade sign.
4. Color. The proposed sign has raised plum -colored lettering on a brushed aluminum face with a plum
border.
5. Height. The proposed sign may be a maximum of 14' high and the bottom must be at least eight feet
in height. The bottom of the proposed blade sign is eight feet above the sidewalk.
Decision:
Based on the facts and conclusions of this report, staff finds that the design review for this project (File
No. BLD -2009-0092) is APPROVED.

appealable to the extent that the applicable building permit or development approval is an
