Please contact JoAnne directly at 425-771-0220 or by email at Joanne.zulauf(a edmondswa.gov with any specific questions you may have regarding her comments. There are two critical issues remaining, #3 and #7. The other items are to help clearly show the design that will be approved. 1. Please remove all clouding on plans. 2. Please remove reference to short plat and plat from plan set. 3. Unit #4 garage is not usable for two vehicles. The landscaping prevents a car from entering and exiting the farthest north garage stall. Any changes need to be reflected on all plan sheets. 4. The east entrance continues to be shown as 10' in width on the site plan and the landscape plan. Please revise all plans to be consistent. 5. The east entrance driveway aisle is not clearly shown on the civil sheets. The west driveway area is very clear; please revise the east driveway area in a similar way. Show the limits of the driveway from the curb cut at a 20' width to the property line and how it transitions to the 22' access all along to the north end of the property. 6. Revise the curb line at the west access to show how it transitions from the curb cut to the shifted landscape curb on private property. 7. What is the "Fill Wall" called out on Sheet 1 of 8 or C2? It notes it could be 5 ft in height? This could create a surcharge issue for the driveway. Notes should be added that the wall will be structurally designed to carry a surcharge or a barrier should be shown that would serve to prevent cars from driving within 5 ft of the wall, reducing the drive aisle width. The following are housekeeping issues that should be addressed before submitting for the building permit. 1. Find a consistent sheet numbering system for the civils. 2. Remove Redmond from Note #1 Sheet 4. 3. General note #1 Indicate current year of WSDOT/APWA. 4. General note #19 needs to be revised since there is no detention system proposed.
