Dear Mr. & Mrs. Dishman,
Yesterday you informed our Permit Coordinator that you have decided to not build the garage
and wish to withdraw your permit application. Please provide us a signed letter stating that you
want to withdraw your permit application and we will go through the procedures to close it out.
Since the plan review for the garage permit application was completed, the City's Development
Code does not allow a refund of the plan review fee in the amount of $434.00 that you paid when
the permit application was submitted (ECDC 19.70.025).
During plan review of the garage, it was found that an existing storage building and canopy are
currently located in the area of the proposed garage, and you were going to obtain a permit to
demolish them. The City has no permit records for either of these buildings. The storage
building and canopy each exceed 200 square feet; therefore a building permit would have been
required for each structure. If you have building permits for these buildings, please provide
copies to us. Also, based on the site plan they are both Iocated within the side and rear yard
setbacks. Assuming no permits were issued for these buildings and since you are planning on
withdrawing your permit application for the garage, what are your intentions regarding the two
storage buildings to resolve the code violations?
The following are options you have in resolving this code violation:
I . Provide copy(s) of issued building permits to the City for each of the storage buildings, OR
2. Obtain a demolition permit as planned and demolish both storage buildings; OR
3. Obtain building permits for each storage building and relocate/reconstruct them on the
property to meet the required setbacks (height of the building must be less than 15 feet).
Regarding the canopy, we recommend that that you verify with the manufacturer that the
structure meets the International Building Code provisions for our area for wind, earthquake
and snow load provisions. Plans and structural calculations stamped by a Washington State

Professional Engineer will be required to be submitted with your building permit application.
OR
4. Alter each of the structures to be 200 square feet or less (measured to the outside face of the
exterior wall) so they will be exempt from a building permit, relocate them to meet the
required setbacks (25' street setback, 7/z' side/rear setback since a corner lot), and call the
City Building Inspector for inspection to verify the structures comply.
By August 27, 2009, please inform me in writing which option above you are choosing to
resolve the storage building and canopy code violations. If you decide to proceed with
constructing the garage, the permit is ready to issue. We will need to resolve the code violation
issue of the storage building and canopy prior to or as part of issuance of the garage permit.
