Here are the considerations I will make for Fire Department in the particular order for your project. The comments are general and will be more specific as you develop your plan and provide more information on your proposal. Public water: Multi -residential project may trigger need for additional hydrant due to spacing needs along Edmonds Way/228th St SW at entry(s) to site (ECDC). Fire access: 20' minimum width/13'6" height, preferred "drive-thru" design that would eliminate turnaround requirement for fire lanes/dead ends greater than 150'. Design approaches: Apartments constructed to International Building Code required to be fire-sprinklered. Aggregated underground parking will require IBC construction as mixed-use. Townhome constructed to International Residential Code not required to be fire-sprinklered unless one-hour FR walls in lieu of 2 -hour walls, or buildings with 5 or more townhouse units are required to be fire-sprinklered to IFC 903.3.1.3 Single family/duplex constructed to International Residential Code not required to be sprinklered unless greater than 3,000 s.f. fire area (IBC def) This is as far as I can take your proposal at this time, unless you have specific questions I am here for you.
