Normally Development Review Committee provides verbal comments, in this case I am writing them down for you and please respond with any questions/clarifications you need. Fire questions/comments in accordance with 2012 IFC and Chapter 19.25 ECDC. 1) Reviewer sees comments from previous approval (2008), however, no architectural plans are within reach for this DRC review. 2) It appears that the following system permits were required for previous plans: Fire connection(supply), Fire sprinkler, Fire alarm. 3) Access to the fire system riser room is preferred directly from exterior. Similar arrangements have been made in neighboring small multi-residentials. 4) One existing fire hydrant is provided, and with sprinkler system no additional fireflow is necessary. 5) Access will be made from Glen Street and using the side yards/setbacks minimum 4’ wide (IBC). Alleys are not approved for access consideration. 6) One new requirement in the codes is for carbon monoxide detection in the dwellings where attached garages and fuel-fired appliances.
