Three homes or more served by a single driveway requires fire lane with 20’ paved width. 2) Fire hydrant may be required (ECDC 19.25.055C), where dead-end streets, driveways, singly or in combination are over 300 feet long. I don’t have GIS data on the existing hydrant at 99th Pl & 235 Pl, but it appears very closely exceeding that measure. 3) Lastly, homes over 3000 s.f. excluding attached garage and including covered porch and patio areas will require a residential fire sprinkler system.
