1. Why does your site plan(s) differ from the original approved site plans.
DYKEMAN RESPONSE:
OUR SITE PLAN WAS BASED ON A SURVEY OF EXISTING CONDITIONS, WHICH IS CONSISTENT WITH THE
LEGAL DEFINITION OF EACH PARCEL. SEE CURRENT SURVEY ATTACHED. I HAVE NOT REVIEWED THE
HISTORY BUT THERE APPEARS TO HAVE BEEN A LOT LINE ADJUSTMENT. IT APPEARS THIS WOULD AFFECT
SOUTH WALL OF SOUND VIEW ONLY. PLEASE SEE FIRST PART OF RESPONSE TO ##3 BELOW; SOUND VIEW
HAS GYPSUM BOARD UNDER THE SIDING, ANYWAY.
2. Please see the 1973 UBC definition of yard and explain how outdoor spacesluses (i.e., parking lot, patio area, and deck)
meet the definition.
DYKEMAN RESPONSE:
ACCORDING TO THE 1976 UBC (I DO NOT HAVE A COPY OF THE 1973 EDITION, BUT I BELIEVE THEY ARE THE
SAME) AYARD IS "AN OPEN, UNOCCUPIED SPACE, OTHER THAN A COURT (DEFINED AS HAVING BUILDING
WALLS ON 3 SIDES) UNOBSTRUCTED FROM THE GROUND TO THE SKY" THIS WOULD INCLUDE PARKING LOTS
AND PATIOS. THE DECKS ON OLYMPIC VIEW AND SOUND VIEW EXTEND INTO THE YARD BUT SINCE THE
DISTANCE BETWEEN EACH BUILDING AND IT'S PROPERTYLINE IS AT LEAST 48 FEET AND THE DECKS ARE NO
MORE THAN 6 FEET DEEP, THEREFORE THERE REMAINS AT LEAST 44 FEET OF YARD.
3. Mr. Hyldahl previously informed the City that some exterior gyp had been removed. Please indicate on what sides of
each building exterior gyp was found.
DYKEMAN RESPONSE:
ON SOUND VIEW, MR. HYLDAHL REPLACED SMALL AREAS (APPROXIMATELY ONE SHEET) OF DAMAGED
GYPSUM BOARD UNDER SIDING. GYPSUM BOARD WAS FOUND UNDER THE SIDING AT SOUND VIEW.
ON OLYMPIC VIEW, GYPSUM BOARD WAS FOUND ONLY BEHIND THE SIDING ON THE WING WALLS, AND WAS
GENERALLY NOT REPLACED. WHERE THERE WAS PLYWOOD, IT WAS REPLACED WITH PLYWOOD.
ON BOTH BUILDINGS, THERE ARE WING WALLS THAT SUPPORT THE DECKS, PROJECTING
PERPENDICULARLY FROM THE EXTERIOR BUILDING WALLS. THESE HAVE 112 -INCH GYP. BD BEHIND THE
SIDING.
4. Provide an explanation to the following: Although the 1973 UBC exception you are referencing permitted non -rated
exterior building walls (in fire zone 2 with streets/yards having a width of at least 40
feet) explain why exterior gypsum is shown on the original approved plans.
DYKEMAN RESPONSE:
I WAS ONLYABLE TO IDENTIFY GYPSUM BD. ON THE ORIGINAL DRAWINGS ON THE WING WALLS ONLY.
COPIES OF DRAWINGS I SENT TO THE CITY DATED 4-11-08 IS CONSISTENT WITH THAT. IN FACT, THE
ELEVATIONS ARE NOTED AS "MARBLECRETE OI METAL LATHE O/ 318" PLYWOOD" AND DOES NOT INDICATE
ANY GYP BD.
