During review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where changes can be
found on the plans. Please resubmit revised plans to Theresa Umbaugh, Permit Coordinator.
1.On the coversheet:
a.Note that the Type of Construction is VA.
b.Revised code information to 2006 editions.

2.Clearly label the floor plans on Sheet A101 that work is on the 1 floor of the building.
3.On the floor plans, label the existing 1-hour fire rated corridor, including self-closing 20 minute rated
doors. Also clearly note that new door 114C will be self-closing, 20 minute rated with S label.
4.Show locations of illuminated exit signage and emergency lighting, and note method of power backup.
5.Relabel Corridor 111 as hallway, unless the architect intends it to be a true 1-hour rated corridor and
meet requirements of IBC 1017.
6.Provide 1-hour rated wall construction detail at new corridor wall. It must extend to the existing 1-hour
rated floor-ceiling assembly above. Cross-reference the detail on the floor plans.
7.Dimension width of the accessible portion of the reception counter to show compliance with ICC/ANSI
A117.1 Section 904.
8.Provide/dimension accessible maneuvering distances at doors 104, 112, 123, and tenant space side of
main corridor doors. ICC/ANSI A117.1 Section 404.2.3
9.Revise door schedule to note that door hardware must meet exiting requirements and be accessible (such
as lever-style).
10.Provide typical wall construction detail, including stud type/size/spacing, thickness of sheetrock, top and
bottom anchoring, etc. If you intend 3/A105 to be the typical wall detail, please revise to include this
information.
11.The alterations require accessibility upgrades per IBC/WAC 3409.6. On the plans clearly show that the
exterior and interior accessible route of travel complies with current code, or provide upgrades per the
previously referenced section. If you choose to use exception #1 of that section, provide a letter
stamped and signed by the architect (reference the code exception), stating what parts of the existing
site/building/tenant space are not accessible, the project cost and what 20% of it equals, list the upgrades
that will be done as part of this permit as well as showing that the total cost of the upgrades is at least
20%.
