During re-review of the plans for the above noted project, it was found that the following information,
clarifications or changes are needed. Provide written responses to each comment and where changes can be
found on the plans. Please resubmit revised plans to Theresa Umbaugh, Permit Coordinator.
1.Previous item 11 was not completely addressed.
a.Previous comment: The alterations require accessibility upgrades per IBC/WAC 3409.6.
On the plans clearly show that the exterior and interior accessible route of travel complies
with current code, or provide upgrades per the previously referenced section. If you choose
to use exception #1 of that section, provide a letter stamped and signed by the architect
(reference the code exception), stating what parts of the existing site/building/tenant space
are not accessible, the project cost and what 20% of it equals, list the upgrades that will be
done as part of this permit as well as showing that the total cost of the upgrades is at least
20%.
b.Comments for review of resubmittal:
i.No letter was received from the Architect as previously requested.
ii.Architect note on Sheet A100 on the site plan notes
that the accessible route from
parking into the lobby and into the suite meet the current code for accessibility.
However, the plans show toilet rooms within the suite that are not accessible. If it is
technically infeasible to make both toilet rooms accessible, provide letter per WAC
51-50 3409.8.9 and IBC 3402 (definition of technically infeasible). If you intend
for the common area restrooms to be the accessible restrooms for this tenant space,
provide restroom calculations per WAC 51-50 Chapter 29 for the building showing
that the common area restrooms meet the minimum number of required restrooms.
