Hi Tony,
I’m covering the counter for Planning this morning, so I will be here at 10:00. I discussed the datum
point with our Building Inspector, and we would like you to use a permanent object that is not part
of the house. You could use a water meter lid, catch basin, manhole cover, top of fire hydrant, etc.
I understand that the proposal is under the maximum allowed height, but we need a verifiable
datum point to be established.

1.Lot area: you are correct that the length is graphically correct, but incorrectly labeled. The
site is not a perfect right angle rectangle; therefore the area most likely differs from a true
90 degree rectangle.
NW corner angle: 89.67 degrees
NE corner angle: 90.05 degrees
SW corner angle: 90.10 degrees
SE corner angle: 90.18 degrees
My software says the site area is 10,900.02 sf. The area difference, (between 10,800
and 10,900) is .001% which in the overall scheme of things is permissible.
2.The main floor level can act as a datum point. Since we are almost 4’ below the maximum
height limit I would not think it is worth the time to field verify this. But we can if you feel it
necessary.
3.The portion of the stairs and concrete pad outside of the deck roof are 65 sf.

Hi Tony,
I’m looking through your resubmittal for the Matheson deck (BLD20150088) and I’m wondering if
you might be able to come in tomorrow to redline a few things on the site plan and building
elevations so that I can avoid having to send out another round of comments. It looks like the
proposal will comply with our site development standards, but we need the site plan to accurately
represent the proposal. The following items were not addressed with your resubmittal:
-The lengths of the eastern and western property lines should be 120’, not 130’ based on the
legal description. It scales at 120’, so I’m guessing you simply missed correcting the length
as written on the site plan.
-Based on dimensions of 90’ by 120’, the lot area would be 10,800 (assuming the lot is
perfectly rectangular), but you have a lot area of 10,890 stated on the site plan. Please
confirm the correct lot area.
-We need a datum point indicated (including its location and elevation) for the height
calculations.
-Please indicate the elevations of the average original grade and proposed height on the
elevation views.
-It looks like the stairs were excluded from the lot coverage calculations. Please add the
entire footprint of the deck and stairs to the lot coverage calculations and revise the
percentage to be calculated out of the corrected lot area.
